Overview
Overview
A repeat client acquired a single-family lot under R2 zoning with the goal of building a Small Lot Subdivision. The site presented unusual frontage geometry and a sloped rear that complicated standard small lot design.
Challenges
Challenges

- Slope analysis triggered hillside-style review concerns despite zoning
- Neighbor opposition surfaced early in the process
Strategy
Strategy

- Worked with the architect to redesign massing to avoid triggering hillside provisions
- Held two community sessions before the public hearing to defuse opposition
Outcomes
Outcomes
- Tentative Tract Map approved at the targeted nine units
- Project moved to plan check without appeal
