Overview

A repeat client acquired a single-family lot under R2 zoning with the goal of building a Small Lot Subdivision. The site presented unusual frontage geometry and a sloped rear that complicated standard small lot design.

Challenges

  • Awkward frontage prevented a conventional driveway layout
  • Slope analysis triggered hillside-style review concerns despite zoning
  • Neighbor opposition surfaced early in the process

Strategy

  • Negotiated a haul route and access plan with Public Works pre-application
  • Worked with the architect to redesign massing to avoid triggering hillside provisions
  • Held two community sessions before the public hearing to defuse opposition

Outcomes

  • Tentative Tract Map approved at the targeted nine units
  • Project moved to plan check without appeal
